Unless you’ve been hiding under a rock, you’ll know that the rental market is where it’s at right now in Dublin (and beyond). So, there’s never been a better time to take advantage of the market by always having your property let.
For just as nature abhors a vacuum, every landlord should steer clear of a void tenancy. They can significantly impact your cashflow and hamper any gains of a lucrative monthly rent.
Whether you’ve just bought a buy-to-let or you’re simply in between tenancies, here are 6 pointers on how best to let your tenancy fast.
1. Make it stand out
Daft.ie and its sister site Rent.ie are the undisputed king and queen of the Irish rental markets.
So, getting your property on to one of these sites is essential for finding tenants quickly. Especially as Daft has its own app and most ‘Millennials’ or ‘Generation Zers’ prefer to use mobile phones for transactions and searches.
With demand so high, Daft has also reported having the lowest ever number of rental properties online in 2019. This will give you an advantage in itself, especially if you pay a small fee (around €100) to have your property prominently featured in search lists
2. Use a professional lens
Speaking of advertising on Daft.ie, taking good quality photos are key to bringing the property to life. While your budget might not stretch to hiring a professional photographer, there’s no reason why you can’t train your letting agents in the basics of getting good shots. It’s also worth investing in a top-quality camera with a wide-angle lens so you can get the most expansive shots of your spaces possible.
3. Let the sunshine in
Light, space, and how they interact can really open up your property, so it feels like a pleasant, spacious place to live. This means you should you let as much light in as possible.
Using neutral and light décor can also help here by giving an illusion of more space when the daylight reflects off the walls.
4. Cleanliness is next to wealthiness
It goes without saying that no-one likes a grimy place to live. Giving your property a good deep-clean helps best present it and puts your tenants at ease that you care about it, and them.
It’s worth investing in a professional cleaning service to get into every nook and cranny. It’s also a good idea to redecorate or modernise between tenancies, especially if it’s been a few years.
5. Allow lets for pets
This might be a bit of a curveball and might not apply to your property if it’s an apartment, but if you think about it, it’s much harder for potential tenants to find somewhere that allows pets. So, by allowing them, you’re making your letting more competitive.
6. Front up nicely
Just as inside your property needs a good clean, the outside should also. An overgrown garden or peeling paint could be an instant turn off. Remember first impressions last and the more impressed your tenants are on first look, the more good quality tenants will be interested in letting. Ensure windows are clean, the garden is tidy, and all is nicely painted.
